    2. Finished asset with engineering base
    A single asset is sold: land, buildings, communications, pipelines, outbuildings, a licensed well, a transformer and existing electrical connections, and a sanatorium operates on the territory, which will later move to a new building.
    There is a licensed well with quality drinking water on the site, power through a 250 kW transformer with the possibility of magnification, and a gas pipeline passing nearby, but not yet running.
    3-strong location on the shore of Katun
    The site is located in one of the most expensive places in the Chemal district: the high bank of Katun, relict pine forest, three terraces, viewpoints and access to the beach form a rare product.
    It was here that the first Katun tourist base was built in the Chemal district in 1965, which confirms that the location was originally chosen as one of the best for tourism and retains this status still today.
    Along the border are elite manors, near the complex "Tursib", in the immediate vicinity of a large water park, which enhances the commercial potential of the site and its long-term capitalization.

    4-Prospects for the Buyer
    The buyer receives a rare land asset in the top location of the Altai Mountainss, with an engineering base, existing buildings and the ability to launch the project in a short time.
    The territory is already inhabited, water and electricity are connected, a gas pipeline passes nearby, which in the near future allows connecting the main gas.

    5-Practical Winnings of the Developer in this Territory
    The most logical format of development is the building with studios for the premium tourism market with operation through a management company. The estimated potential of the development is 1460-1560 sq. m per hectare. The total area of future facilities may be about 15,000-20,000 sq. m.
    The units built will be liquid and can be sold at a higher price, expensive, recognizable and limited in supply, creating high potential for unit sales and sustainable rental loading.
    6-Additional Power Supply Capacities for Project Development
    According to available information, additional power from the power grid can appear only by 2030.

    In many cases, it is more profitable to install your own gas generator than to buy electricity at a higher price.

    Even if the project later works with the grid, the gas generator will remain a backup power source in case of blackouts, which often occur in the area.
    After running cheap main gas, own generation can be more than twice as cheap as grid electricity.
    The initial cost of installing gas equipment will be paid off by selling electricity and hot water to end-users-owners of units.

    Gas holders and gas generators are installed quickly, and their maintenance is usually taken over by contractors.

    You can also install solar collectors to heat water, which don't have expensive batteries, and they have a lifespan of about 25 years, and they can be used for household water and heating.
    7- Value justification
    The price of the object is 586 million rubles, at the rate of 1 million rubles per hundred.

    For this location, this price is market-based. In the village of Turbaza Katun, on the opposite side, land is also offered at a price of about 1 million rubles per hundred, while the plots are not on the river bank, are not provided with engineering infrastructure and have no communications.

    The deal includes not only land plots, but also engineering infrastructure, connected communications, as well as existing real estate objects: warehouses with refrigerators and the sanatorium building with a total area of about 1,508 square meters.
    The building is not new, but is suitable for official use, including for staff accommodation, it is decorated with a cedar block house, the premises are landscaped, and a cafe or dining room can be organized in the basement.
