Iogach is near Artybash, but it is perceived differently, and there is a connection to Teletsky Lake, Bia, the bridge and the road to Kokuya, but the environment is calmer and softer, which makes Yogach especially interesting for family hotels, apartments, long-term homes, chalets and bath complexes.
If Artybash is stronger as an active tourist showcase, Iogach is interesting as a more balanced part of the same system. For the investor, this is an important plus: the brand and infrastructure remain close, but the format of the accommodation can be quieter, more comfortable and better adapted to a longer stay.
Bia as an independent value of the northern knot
Artybash and Iogach are not only important for Lake Teletskoye. Biya begins here, and it is a separate water asset. Bia's land should not be perceived as secondary to the lake. The river has a different model of use: family vacation, bathhouse, water terraces, fishing, house and chalet, more relaxed accommodation.
For some of Bia's projects, it's even more practical than the first lake line, where it's easier to put together a quiet family format with parking, bath, water and communication with the main points of the neighborhood without constant overloading with lake traffic.
Year-round model: summer and winter
In summer, the main demand is created by Teletskoye Lake, boat routes, waterfalls, walks on the water, Biya and nature excursions. In winter, this area is strengthened by the ski resort on Kokuya. For the investor, this is crucial: the northern Teletskoye hub operates not only as a summer destination, but also as a more stable year-round zone.
It is the combination of the lake, Bia and winter infrastructure that makes Artybash and Iogach one of the strongest parts of the Turochak district in terms of basic tourism economy.
Expensive land requires strong function
The high cost of land in this zone is not a problem in itself, but a filter for the quality of the project. Small seasonal formats on an expensive plot often do not reveal the potential of the location. Here, those projects that can monetize a strong place are justified: hotels, apart-formats, restaurants, service points, chalets for rent, bath complexes and facilities with multiple sources of revenue.
What matters to the investor is not proximity to the lake as an end in itself, but the function of the site, and it's the function that turns expensive land into a working asset.
