    Aktash, Chibit and Chui tract - land plots of the Altai Mountains

    The first zone is the territory of the Chui Track, Chibit and Aktash, which is the entrance to the Ulagan direction, where the road, flow and routes towards Ulagan, Katu-Yaryk, Chulyshman, Kosh-Agach and Mongolia are connected into one system. Aktash here acts as a service hub. From here, traffic begins along the Ulagan Highway, to the Red Gates, lakes, passes, Katu-Yaryk and Chulyshman Valley. It is therefore in the complex of medical centers, excursions, especially for the complex of high-level hotels, tourist centers, tours, and excursions.

    Aktash, Chibit, Ulagan Plateau, Katu-Yaryk and Chulyshman Valley for glamping, natural hotels, medical wellness and future resort projects

    Ulagan district is one of the strongest and still not fully discovered tourist areas of the Altai Republic, but you need to look at it not at all, but through its main axis: Chui tract, Chibit, Aktash and further up into the mountains. This is where the main thing begins. This is the main and best zone of the district. There is already a road, flow, recognition, a link with the Kosh-Agach district, a strong excursion logic and a real base for new tourist projects.

    And if you focus on this part of the Ulagan district, you see the key, and that's an area where you can build not just the usual recreation centers, but the full-fledged resort formats of the new generation: natural hotels, warm glamping, glamping cities, medical wellness projects, bath complexes, species restaurants, service hubs, resort towns and settlements, and there's scale, logistics, nature, and a lot of future growth.

    Chui tract, Chibit and Aktash - the main entry point to the Ulagan district

    The most important and most understandable part of the Ulagan district for the developer is the Chuisky Track, Chibit and Aktash zone, where the movement is going towards Ulagan, Katu-Yaryk, Chulyshman Valley, Kosh-Agach and Mongolia, and this is the transport and tourist framework of the entire territory.

    Aktash is especially important, because it is no longer just a point on the route, but a full-fledged entrance point to the big Ulagan, and from there, the movement begins to the Ulagan Highway, the Red Gate, the lakes, the passes, the Katu-Yaryk and the Chulyshman Valley.

    That's why the Aktash, Chibit and adjacent areas have the strongest service potential in the area, and there are already many shops, canteens, cafes, small rural estates, and one larger hotel without stars, but the main area is not inside Aktash itself, but behind the village, in the direction of the Chui Tract and up into the mountains, and that's where the main zone of future growth begins, where the silver peaks of the North Chui squirrels can literally peek through the windows of glamping, and it's a territory of stunning views and a truly strong natural product.

    Hotels, apartheids, glamping towns, high-end roadside services, health centres, restaurants, baths, excursions and other services are all relevant, and the main strength of this zone is accessibility, where you can build on existing traffic and at the same time build a more expensive product: quality accommodation, service, food, routes, preparation for departures and rest after active travel.

    For the concept of the resort town "Silver peaks" it is this area that is best suited: with glamping, apart-hotels and a service core.

    Why the area beyond Aktash and above to the mountains is the best part of the Ulagan direction

    If you look at the area through the eyes of an investor or developer, it is the area beyond Aktash and above into the mountains that looks like the main zone of future growth, and there is a rare natural combination that is difficult to find in other areas of the Altai: highlands, lakes, passes, taiga, cedar, larch, silence, spaciousness and strong view points.

    It's a place where you can create a full-fledged vacation and collect a more expensive product than in standard tourist locations. It doesn't have to compete just by room or price. It values service and experience and air and silence and emerald water of Chui and high-altitude lakes and reflections of snow peaks and routes and rarity of territory. It's suitable resort towns, glamping cities, medical wellness clusters, natural residences, family bases of long stays, species restaurants and routes around which will form a new tourist economy.

    The sightseeing opportunities of this zone are stronger than it seems on the map

    The power of Aktash and Chibita doesn't end in the Ulagan direction, and it makes sense to take routes not just towards Ulagan, but towards Kosh Agach, and this is another scale of experience: the Chui steppe, Mars, high-altitude roads, rare landscapes and a link to the large eastern Altai.

    And that's one of the key benefits of the zone, where you can live in a strong entrance area -- Aktash, Chibit and up -- and then you can go out in a few powerful scenarios, which makes you longer, increases the value of your accommodation, and makes the project not a overnight stay, but a hub for a long route.

    Katu-Yaryk and Chulyshman Valley - the territory of a strong impression

    The third area is Katu Yaryk and Chulyshman Valley, which is the most spectacular, emotional and expeditionary part of the area, where you get not just a placement, but an event, and the serpentine descent itself already works as a separate experience, then a canyon, a river, waterfalls, high slopes and a sense of the hidden natural world.

    The Katu-Yaryksko-Chulishman destination already attracts a powerful flow of travelers, but the quality of infrastructure is far from being done here, and this creates a window for strong point solutions: species glamping, expedition bases, panoramic cafes, transfer points, service hubs, small natural hotels and future resort formats.

    This zone doesn't have to be built randomly, it's not just the number of objects, it's the point, and the more precise the location is, and the more the product is assembled, the more valuable the entire site is.

    Why the Ulagan district cannot be evaluated by the rules of more developed territories

    Ulagan doesn't work in the logic of a tourist center, where everything has been explained to the market and translated into the price of land, but its power is different, it's an area where you don't feel the density of development, but the scale of nature, and space itself becomes part of the product.

    In many parts of Altai, land already lives in dense neighborhoods, in the struggle for shore, in competition for flow and in visual overload. Ulagan is valuable because it still feels like empty space. Minimal development here is not a disadvantage, but one of the main advantages. It means silence, clear horizon, no unnecessary visual noise and the ability to create projects that do not have to be built into someone else's cramped environment.

    That is why Ulagan is especially interesting for those who are looking not for a noisy stream and not a standard recreation center, but for a deeper format of work with the territory: restoration, eco-tourism, medical tourism, silence, height, lakes, taiga and a strong natural environment.

    What projects are particularly well disclosed here

    The Ulagan district is especially strong for ecological and medical tourism, retreat formats, high-level natural bases, secluded glampings, houses and residences in a strong environment, route tourism, recovery programs and quiet formats of long stay.

    It works well with natural movement, silence, water, air, remoteness, and the value of the territory itself, and a typical mass recreation center in such an environment often looks weaker than a precisely assembled format for those looking for a rare place and a quality stay.

    The strongest model for the Ulagan district is not a single object, but a bundle: accommodation, food, bath, route, transfer, recovery program, service and management. The tourist must understand where he lives, where he goes, who accompany him, where he eats, how the route goes and why this area is more expensive than a regular overnight stay.

    Why Ulagan is interesting not only for tourism, but also for long-term land capitalization

    Ulagan is not a place of rapid speculation, or a place where the market has figured it out, and it's where the land is particularly interesting to those who can look forward, and when it's conserving natural scarcity, staying free of overload, and simultaneously gaining attention as a strong destination for eco-, medical, and high-altitude tourism, that's where real capitalization comes in.

    Not the one that has already happened, but the one that is just beginning to form, and for the long entrance, this is one of the most interesting areas of Altai.

    Which parts are particularly strong here?

    Particularly interesting areas near lakes, in valleys, in the taiga, on species points, in locations with a rare natural environment, as well as land that allow you to work not with one building, but with the whole atmosphere of the place.

    For a private buyer, there are strong plots for a house, manor, estate or residence; for a tourist project, glamping land, an ecological format, a high-level base or a natural restoration program; for an investor, plots that are not yet overheated by the market, but are already in the logic of future strengthening of the area.
